In general, America experienced the strongest and toughest seller's market in it's history from about 2013 to about mid 2022.  As an Exclusive Buyer's Agent during that time, I sold almost 5x the average Realtor sales volume in the US. That was with ONLY representing buyers, while most other agents work with buyers and sellers.

Joining the club of home-ownership is a process. First off, you need to be pre-approved if a loan will be needed for the purchase. But not all lenders are created equal. You can skip over the lender shopping by getting a lender referral by a great Realtor. Great Realtors usually work with great lenders and you don't need to worry about kick backs from lenders to this Realtor, it is illegal and unethical and has no part in my business.

Another factor that buyers need to consider is the fact that they often need to get out of their own way. I can't tell you how many folks I have helped that ended up buying a home that really wasn't the one they set out to buy. The landscape is constantly shifting in the real estate market so I monitor the market on a daily basis to keep my clients informed. I send out a monthly market report to subscribers and scan the real estate news for changes that will affect my clients.
