There are many things that can go wrong when buying a home. It’s not like you can call it a day once your love-letter wrapped offer is accepted. It is best to know as much as you can about not only the property, but your own financial standing before you write that offer. Can you imagine the feeling of finding out on day 32 of escrow that some derogatory mark on your credit report means that your loan is not approved? Yeah, that happens. Losing the house is bad news in itself, but how about losing your whole deposit + inspection fees because you had just released your loan contingency on day 30 of escrow. Having a prudent lender that searches for these landmines is invaluable.

Not only should a buyer scan for landmines in their financial life, a vigilant buyer should also lean on their professionals for consistency of free information to detect potential deal killers that are property specific. Physical inspections are a must. They are not always required, but are one of those no-brainer things one should do to know the condition of the property. Other variables to consider are insurance, taxes and rates. If you told your lender that you were looking at buying a single family home in North Naples, but then ended up writing an offer on a property in Golden Gate Estate that has two homes on the parcel and is on 2.5 acres, you might be in for a surprise. Insurance can be 3-5 times or more the original estimate for your loan payment, not to mention that rates jump up when you have a second home on the property.

There are lots of details when buying a home and that is why communication is paramount. It is absolutely shocking how awful many real estate agents and lenders are at communication. My best advice to buyers and sellers in the Naples region is to make sure you have an experienced lender and Realtor. You can usually find them by checking their reviews, sales history and more importantly, the consistency of free information that they give to the public. With a reputation like that, imagine what they will do for a client!
